These Terms & Conditions govern the provision of the Property Survey Report Service ("the Service") offered by 1402 Celsius Ltd, UK ("the Company") through the website marietrulli.com.
By purchasing the Service, the Client agrees to the following:
1. Purpose of the Service
The Service provides an informative report aimed at assisting foreign buyers in evaluating real estate opportunities in Puglia. The report includes data analysis, expert coordination, and property-related information based on publicly available records and third-party professional inputs.
2. Scope and Limitations

The report is for informational purposes only and does not constitute legal, architectural, or engineering certification.

The Company acts as a coordinator and consultant, not as a licensed certifier. All technical data is sourced through authorized professionals (e.g., geometra, architect, engineer).

The Company is not responsible for incomplete or delayed data resulting from public offices or third-party professionals.
3. Client Responsibilities

The Client agrees to provide accurate and complete property references and any relevant documentation necessary for the report.

If the property is not publicly listed, the Client must provide proof of authorization to investigate (e.g., PoA or mandate).
4. Timelines

Reports are typically delivered within 7–10 business days. Delays due to holidays, municipal processing times, or external verification procedures may occur.
5. Legal and Regulatory Compliance

The Service operates under the laws of the United Kingdom and Italy, with international clients invoiced by 1402 Celsius Ltd unless otherwise specified.

The Company ensures all professionals engaged for data gathering or evaluation are properly credentialed and compliant with Italian regulations.
6. Liability Disclaimer

While every effort is made to ensure accuracy, the Company disclaims liability for:

Changes in zoning laws or building codes after report issuance

Unregistered building works or hidden legal claims

Misuse or misinterpretation of the report by the Client

7. Intellectual Property

All content in the report is the intellectual property of the Company and may not be reproduced or shared without written consent.
8. Refund Policy

Once the Service has commenced, the fee is non-refundable except in cases of non-performance or failure to deliver the report.
9. Post-Delivery Support

The Company offers clarification and follow-up for 15 days after report delivery at no extra cost. Ongoing advisory services may be offered under separate agreement.
10. Jurisdiction

Any disputes arising from the use of this Service shall be governed by the jurisdiction of the United Kingdom, unless otherwise agreed in writing.
